CITY OF MONTCLAIRNOTICE OF PUBLIC HEARINGNOTICE IS HEREBY GIVEN that on Monday, April 13, 2026, at 7:00 p.m. in the City Council Chambers of City Hall, 5111 Benito Street, Montclair, CA 91763, the Planning Commission of the City of Montclair will conduct a public hearing concerning Case No. 2026-08 pertaining to the following:PROJECT LOCATION:5052 Mission Blvd, Unit B, Assessor Parcel Number: 1011-311-09-0000APPLICANT:Jaber Family TrustPROJECT DESCRIPTION: Conditional Use Permit (CUP) request to allow HWD Fitness Gym to operate within a 4,283 square-foot lease space of an existing multi-tenant industrial building, a south-facing building developed on a 2.15-acre site with shared surface parking, at the address below. The site is also developed with a 13,300 SF warehouse building that is not a part of this application.GENERAL PLAN: Mixed Use CommerceZONING: Commerce-Industrial per Montclair Corridors CodeENVIRONMENTAL ASSESSMENT: The Planning Department has determined that the project is categorically exempt from the requirements of the California Environmental Quality Act (CEQA) pursuant to Section 15301, Class 1(a), of the State CEQA Guidelines. The project qualifies for this exemption because it involves the occupancy and operation of a business within an existing tenant space and requires only minor interior and/or exterior alterations. Furthermore, there is no substantial evidence that the project would result in a significant effect on the environment.INVITATION TO BE HEARD:All interested persons will be given an opportunity to comment on the above-referenced item at the public hearing and any subsequent public hearings conducted related to the item. In addition, written comments on the project may be submitted to the Planning Commission prior to the hearing via e-mail or U.S. Mail. All written comments must be received by the City at least one hour before the scheduled hearing, and may be e-mailed to pcclerk@montclairca.gov, or mailed to City of Montclair, Attn: Planning Commission Clerk, P.O.
