CITY OF MONTCLAIRNOTICE OF PUBLIC HEARINGNOTICE IS HEREBY GIVEN that on Monday, April 13, 2026, at 7:00 p.m. in the City Council Chambers of City Hall, 5111 Benito Street, Montclair, CA 91763, the Planning Commission of the City of Montclair will conduct a public hearing concerning Case No. 2026-07 pertaining to the following:PROJECT LOCATION:5052 Mission Blvd, Unit C, Assessor Parcel Number: 1011-311-09-0000APPLICANT:Jaber Family TrustPROJECT DESCRIPTION: A request for a Conditional Use Permit to establish a tattoo studio within an existing tenant space containing 1,336 SF of ground-floor retail area and 842 SF of mezzanine area, located in a multi-tenant building.ZONING: Commerce-Industrial per Montclair Corridors CodeGENERAL PLAN: Mixed-Use CommerceENVIRONMENTAL ASSESSMENT: The Planning Department has determined this project to be categorically exempt from the requirements of the California Environmental Quality Act (CEQA), pursuant to Section 15301 Class 1 (a) of the State CEQA Guidelines. The project qualifies because the application applies only to leasing an existing building requiring only minor interior and/or exterior alterations involving such as interior partitions, plumbing, and electrical conveyances. Moreover, there is no substantial evidence that the project will significantly impact the environment.INVITATION TO BE HEARD:All interested persons will be given an opportunity to comment on the above-referenced item at the public hearing and any subsequent public hearings conducted related to the item.
