NOTICE OF PUBLIC HEARINGS
NEW SMYRNA BEACH LOCAL PLANNING AGENCY

PLEASE TAKE NOTICE that the City of New Smyrna Beach Planning and Zoning Board, acting as Local Planning Agency, will consider the following applications at public hearings to be held at a regular meeting on Monday, March 2, 2026, at 5:30 p.m. Members of the public are invited to attend and provide input:

V-01-26: 2564 Sunset Drive: Applicant and Property Owners Jason A. Rose and Melissa D. Crowley, 1313 Bennett Road, Orlando, Florida 32814, requests a variance to reduce the required minimum eight (8) foot side yard building setback to a three-foot, three-inch side yard building setback to replace an existing screen enclosure to match the width of the house. The subject property 2565 Sunset Drive is zoned R-1, Single Family Residential. This platted lot is 50.0 feet wide by 251 feet deep. The parcel contains approximately 0.29 + acres and is located between Conrad Drive and South Street. Parcel ID Number: 6336-02-00-2410.

V-02-26: 2532 Glenwood Ave: Applicant and Property Owner Yorky Corcho Suarez, 153 Manor Avenue, Altamonte Springs, FL 32314, request a variance request to allow a house to be setback 5.0' from a side property line, a variance of 2.5'. The subject property is located at 2532 Glenwood Avenue, it is zoned R-2 Single-Family Residential, measures 100 X 150, contains 0.34 acres, and is located on the west side of Glenwood Avenue, between Conrad Road and South Street. Parcel ID Number: 7339-04-18-0021.

V-03-26: 801 South Street: Applicant, Tadd Kasbeer, 123 W. Indiana Avenue, Room 402, Deland, FL 32720 and Property Owners City of New Smyrna Beach, Leased to East Volusia Mosquito Control District, request a variance to allow seven fewer specimen trees at the Mosquito Control facility. The site contains 9.09 acres, is owned by the City and was leased to Volusia County and is located at 801 South Street, New Smyrna Beach, FL 32168. Parcel ID Number: 7340-01-00-0022 & 7340-01-00-0010.

SP-25-25: Mosquito Control Facility: Applicant, Tadd Kasbeer, 123 W. Indiana Avenue, Room 402, Deland, FL 32720 and Property Owners City of New Smyrna Beach, Leased to East Volusia Mosquito Control District. Request: Site Plan Class III approval for new buildings, helipad and hangar. The site contains 9.09 acres, is owned by the City and was leased to Volusia County and is located at 801 South Street, New Smyrna Beach, FL 32168. Parcel ID Number: 7340-01-00-0022 & 7340-01-00-0010.

The public hearings on the applications outlined above will be held as follows.

The proposed applications may be inspected by the public at the Planning Department, 214 Sams Avenue, New Smyrna Beach, Florida, between the hours of 8 a.m. and 5 p.m. weekdays. Interested parties may appear at this meeting and be heard with respect to the applications.

The specific meeting agenda will be published and available for public review approximately 5 to 7 days prior to the date of each scheduled meeting. Agendas are posted at City Hall, 210 Sams Avenue, and on the City of New Smyrna Beach official website at www.cityofnsb.com.

Pursuant to Florida Statutes 286.0105, if an individual decides to appeal any decision made by the Planning and Zoning Board/Local Planning Agency with respect to any matter considered at a meeting, a record of the proceedings will be required and the individual will need to ensure that a verbatim transcript of the proceedings is made, which record includes the testimony and evidence upon which the appeal is based. Such person must provide a method for recording the proceedings.
