Notice is hereby given, pursuant to the Final Judgment of Foreclosure in the above-styled action dated January 23, 2026, that the following described real property:
The South ½ of the SW ¼ of NE ¼ of SW ¼ of Section 35, Township 4 South, Range 17 East, Columbia County, Florida, as lies West of the right-of-way of SE Mayhall Terrace, a paved public road, LESS AND EXCEPT the following parcel or piece of land: Commence at the SW corner of the NE ¼ of the SW ¼ of said Section 35 and run N 89 degrees 16 minutes 36 seconds E, 426.50 feet to the POINT OF BEGINNING; thence continue N 89 degrees 16 minutes 36 seconds E, 177.17 feet to the West right-of-way line of SW Mayhall Terrace; thence N 06 degrees 29 minutes 13 seconds E, along said right-of-way line, 318.78 feet; thence S 89 degrees 15 minutes 45 seconds W, 187.24 feet; thence S 04 degrees 40 minutes 59 seconds W, 317.62 feet to the POINT OF BEGINNING, said less-out containing 1.01 acres, more or less (parcel 09030-019).
Plus a perpetual easement for ingress and egress over and across the following-described lot, parcel or piece of property: Commence at the SW corner of the NE ¼ of the SW ¼ of said Section 35 and run N 89 degrees 16 minutes 36 seconds E, 426.50 feet to the POINT OF BEGINNING; thence continue N 89 degrees 16 minutes 36 seconds E, 177.17 feet to the West right-of-way line of SW Mayhall Terrace; thence N 06 degrees 29 minutes 13 seconds E, along said right-of-way line, 76.57 feet; thence S 89 degrees 25 minutes 25 seconds W, 179.53 feet; thence S 04 degrees 40 minutes 59 seconds W, 76.98 feet to the POINT OF BEGINNING.

and all attached fixtures shall be sold by the Clerk of this Court, at public sale, at the front steps of the Columbia County Courthouse, 173 NE Hernando Ave Lake City, Florida, 32025 at 11:00 A.M., on March 11, 2026, to the best and highest bidder for cash. Any person claiming an interest in any surplus from the sale, other than the property owner as of the date of the notice of lis pendens, must file a claim within 60 days after the sale.
