NOTICE IS HEREBY GIVEN that pursuant to the Final Summary Judgment of Foreclosure dated June 21, 2024 and entered in Case No. 2022-CA-001340 of the Circuit Court of the Judicial Circuit in and for Lake County, Florida wherein WILMINGTON SAVINGS FUND SOCIETY, FSB, AS TRUSTEE OF QUERCUS MORTGAGE INVESTMENT TRUST, is the Plaintiff and REGINALD SIMMONS and TISHA SIMMONS, are Defendant(s), Gary J. Cooney, Clerk of Court, will sell to the highest and best bidder for cash at Lake County Judicial Center, First Floor Lobby Near Information Desk, 550 West Main Street, Tavares, Florida, 32778 on May 12, 2026 at 11:00 a.m. on the following described property set forth in said Final Judgment, to wit:
LOT 94, PARK ACRES, UNIT 3, A SUBDIVISION IN THE CITY OF FRUITLAND PARK, FLORIDA, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN PLAT BOOK 18, PAGE 47, OF THE PUBLIC RECORDS OF LAKE COUNTY, FLORIDA.
Commonly known as: 701 Nuzum Street, Fruitland Park, FL 34731
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the clerk reports the surplus as unclaimed.
If the sale is set aside, the Purchaser may be entitled to only a return of the sale deposit less any applicable fees and costs and shall have no other recourse against the Mortgagor, the Mortgagee or the Mortgagee's attorney.
