NOTICE IS HEREBY GIVEN pursuant to a Final Summary Judgment of Foreclosure dated April 21, 2026, entered in Civil Case No.: 2025-CA-002889-O of the Circuit Court of the Ninth Judicial Circuit in and for Orange County, Florida, wherein NEWREZ LLC D/B/A SHELLPOINT MORTGAGE SERVICING, Plaintiff, and SHELBY W. WILEY; MARSHA L. WILEY; BRANDON TYLER WILEY; PROPERTY OWNERS ASSOCIATION OF UNIVERSITY WOODS, INC., are Defendants.
TIFFANY MOORE RUSSELL, The Clerk of the Circuit Court, will sell to the highest bidder for cash, at www.myorangeclerk.realforeclose.com, at 11:00 AM, on the 25th day of June, 2026, the following described real property as set forth in said Judgment, to wit:
LOT 39, UNIVERSITY WOODS, PHASE TWO, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN PLAT BOOK 16, PAGES 30 AND 31, OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA.
If you are a person claiming a right to funds remaining after the sale, you must file a claim with the clerk before the clerk reports the surplus as unclaimed. If you fail to file a timely claim you will not be entitled to any remaining funds. After the funds are reported as unclaimed, only the owner of record as of the date of the Lis Pendens may claim the surplus.
