NOTICE IS HEREBY GIVEN pursuant to a Final Summary Judgment of Foreclosure dated June 23, 2025 and an Amended Order Rescheduling Foreclosure Sale dated January 23, 2026, entered in Civil Case No.: 2024CA004488000000 of the Circuit Court of the Tenth Judicial Circuit in and for Polk County, Florida, wherein WILMINGTON SAVINGS FUND SOCIETY, FSB, NOT IN ITS INDIVIDUAL CAPACITY, BUT SOLELY AS OWNER TRUSTEE FOR CSMC 2022-ATH1 TRUST, A DELAWARE STATUTORY TRUST, Plaintiff, and RICARDO DE MORAES MUNHOZ; JULIANA DA ROCHA MUNHOZ; REGAL PALMS OWNERS' ASSOCIATION, INC.,
are Defendants.
STACY M. BUTTERFIELD, The Clerk of the Circuit Court, will sell to the highest bidder for cash, at www.polk.realforeclose.com, at 10:00 AM, on the 27th day of February, 2026, the following described real property as set forth in said Judgment, to wit:
LOT 387, REGAL PALMS AT HIGHLAND RESERVE, PHASE 5, ACCORDING TO THE MAP OR PLAT THEREOF, AS RECORDED IN PLAT BOOK 132, PAGES 34 THROUGH 37, INCLUSIVE, OF THE PUBLIC RECORDS OF POLK COUNTY, FLORIDA.
If you are a person claiming a right to funds remaining after the sale, you must file a claim with the clerk before the clerk reports the surplus as unclaimed. If you fail to file a timely claim you will not be entitled to any remaining funds. After the funds are reported as unclaimed, only the owner of record as of the date of the Lis Pendens may claim the surplus.
