NEW SMYRNA BEACH LOCAL PLANNING AGENCY

PLEASE TAKE NOTICE that the City of New Smyrna Beach Planning and Zoning Board, acting as Local Planning Agency, will consider the following applications at public hearings to be held at a regular meeting on Monday, May 4, 2026, at 5:30 p.m. Members of the public are invited to attend and provide input:

V-04-26 1800 Turnbull Bay Road: Applicant: Rob Salazar, Leisure Service Director, City of New Smyrna Beach, 210 Sams Avenue, New Smyrna Beach, Florida 32168 and Property Owner: City of New Smyrna Beach, 210 Sams Avenue, New Smyrna Beach, Florida 32168, Request: Variance to Section 604.12.G.(8), that only allows electric message reader board signs in the B-3 and B-5 zoning districts. Site Information: The subject parcel located at 1800 Turnbull Bay Road, is zoned Recreation. The property contains the city sports complex. V-05-26 2503 Nordman Avenue.: Applicant and Owner: Debra Allen, 2503 Nordman Avenue, New Smyrna Beach, FL, 32168, Request a variance to allow a reduced building setbacks for an existing detached garage in the B-3 and B-5 zoning districts. Site Information: he subject property is zoned R-2, Single-Family Residential and contains approximately 0.298 + acres of land and is located on the east side of Nordman Avenue, north of South Street. Parcel ID Number: 6336-01-00-9370.

SE-02-26 1313 N Dixie Freeway: Applicant: Chris Casey, 150 S. Palmetto Avenue, Suite 201, Daytona Beach, Florida 32114 and Property Owner: Todd and Kristin Westphahl, 1313 North Dixie Freeway, FL New Smyrna Beach, Florida 32168. Request: Special Exception approval to allow the expansion of an existing automobile sales facility in the B-3 Highway Service Business District. Subject Area: The parcel is located on the east side of S. Dixie Freeway (US 1), , across from Industrial Park Avenue, and is zoned B-3, Highway Business Service District. Parcel ID # 7438-01-00-0210.

The proposed applications may be inspected by the public at the Planning Department, 214 Sams Avenue, New Smyrna Beach, Florida, between the hours of 8 a.m. and 5 p.m. weekdays. Interested parties may appear at this meeting and be heard with respect to the applications.

The specific meeting agenda will be published and available for public review approximately 5 to 7 days prior to the date of each scheduled meeting. Agendas are posted at City Hall, 210 Sams Avenue, and on the City of New Smyrna Beach official website at www.cityofnsb.com.

Pursuant to Florida Statutes 286.0105, if an individual decides to appeal any decision made by the Planning and Zoning Board/Local Planning Agency with respect to any matter considered at a meeting, a record of the proceedings will be required and the individual will need to ensure that a verbatim transcript of the proceedings is made, which record includes the testimony and evidence upon which the appeal is based. Such person must provide a method for recording the proceedings.
