C I T Y O F O R M O N D B E A C H PUBLIC HEARING NOTICE IS HEREBY GIVEN that the Board of Adjustments and Appeals of the City of Ormond Beach, Florida pursuant to the City's Land Development Code, will hold a Public Hearing on Wednesday, May 6, 2026, at 6:00 PM in the City Commission Chambers, City Hall, 22 South Beach Street, Ormond Beach, Florida, for the purpose of hearing all parties in interest and to consider and act upon the application of Gary Roberts, Authorized Agent for 1001 OLD TOMOKA LLC, property owner of 1001 Old Tomoka Road. The subject property is zoned as B-10, Suburban Boulevard. The applicant is requesting a rear yard variance and a side yard variance to allow a building addition to the existing assisted living facility consisting of two additional bedrooms attached to the current structure. The variance requests are as follows: Variance 1: Rear Yard Variance: Section 2-31(B)(9)(b) of the Land Development Code requires a rear yard setback of 30 feet for nonresidential uses that abut a residential zoning district.
