TRUSTEE'S NOTICE OF SALEThe Trustee under the terms of the Trust Deed described herein, at the direction of the Beneficiary, hereby elects to sell the property described in the Trust Deed to satisfy the obligations secured thereby. Pursuant to ORS 86.771, the following information is provided:

2. DESCRIPTION OF PROPERTY: The real property is described as follows:A part of the East half of the West half (East 1/2 West 1/2) of Lot 28, Plat H, ROSEBURG HOME ORCHARD TRACTS, as the same is of record, Volume 3, Page 21, Town Plats, Office of the County Clerk of Douglas County, Oregon.BEGINNING at a point 371.10 feet West and 595.5 feet North 0° 05' West from the Southeast corner of the above described Lot 28; thence North 0° 05' West along the West line of the 45foot roadway hereinafter described, 100 feet to the South line of Lander's Lane (County Road No. 153); thence West along the said South line of County Road No. 153, 118.25 feet; thence South 0° 05' East 100 feet; thence East 118.2 feet to the place of beginning, all in Section 10, Township 28 South, Range 6 West, Willamette Meridian, Douglas County, Oregon.
3. RECORDING. The Trust Deed was recorded as follows:Date Recorded: January 9, 2024Recording No. 2024-000335Official Records of Douglas County, Oregon
4. DEFAULT. The Grantor or any other person obligated on the Trust Deed and Promissory Note secured thereby is in default and the Beneficiary seeks to foreclose the Trust Deed for failure to pay: Monthly payments in the amount of $1,120.97 each, due the twenty-fifth (25) of each month, for the months of June 2025 through February 2026; plus late charges and advances; plus any unpaid real property taxes or liens, plus interest.
5. AMOUNT DUE. The amount due on the Note which is secured by the Trust Deed referred to herein is: Principal balance in the amount of $145,435.74; plus interest at the rate of 6.490% per annum from May 25, 2025; plus late charges of $448.40; plus advances and foreclosure attorney fees and costs.
6. SALE OF PROPERTY. The Trustee hereby states that the property will be sold to satisfy the obligations secured by the Trust Deed. A Trustee's Notice of Default and Election to Sell Under Terms of Trust Deed has been recorded in the Official Records of Douglas County, Oregon.

8. RIGHT TO REINSTATE. Any person named in ORS 86.778 has the right, at any time that is not later than five days before the Trustee conducts the sale, to have this foreclosure dismissed and the Trust Deed reinstated by payment to the Beneficiary of the entire amount then due, other than such portion of the principal as would not then be due had no default occurred, by curing any other default that is capable of being cured by tendering the performance required under the obligation or Trust Deed and by paying all costs and expenses actually incurred in enforcing the obligation and Trust Deed, together with the trustee's and attorney's fees not exceeding the amount provided in ORS 86.778.
