NOTICE OF PUBLIC HEARINGNOTICE IS HEREBY GIVEN that the Cerro Gordo County Zoning Board of Adjustment will hold a public hearing on May 26, 2026 at 4:00 p.m. in the Boardroom of the Cerro Gordo County Courthouse, 220 N Washington Ave, Mason City, IA 50401.
Said Board of Adjustment will consider the application of Bristol Construction for Joseph & Janelle Carter for a variance to the R-3 Single Family Residential District and general requirements of the Zoning Ordinance.
The request, if approved, would allow the recently removed dwelling to be re-constructed in the same footprint on the property. The proposed two-story dwelling will be 2' from the south side lot line at its closest point; a 6' side yard setback is required in the R-3 District. The 20'x24' one-story attached garage was also removed from the property. The request would allow a 24'x39' two-story attached garage to be 32” from the north side lot line at its closest point; a 6' side yard setback is required. The proposed garage will be 15' from the front lot line; a 30' front yard setback is required.
Said property is located at 15458 Dodge Ave, Clear Lake, IA.
