An application has been made by: A&M Property Management, LLC
For: ”D” variance approval (Density & F.A.R.) Bulk Variances, Site Plan Approval and All Bulk Variances required by Law.
So as to permit: The applicant proposes to build a new 4-Story Apartment Building with 24 residential units. The proposal is for Nine (9) I-bedroom units and Fifteen (15) 2-bedroom units. The first floor or ground floor proposes thirty-one (31) parking spaces, the dumpster area for refuse and recycling, the main entrance with a lobby, mail/package room, elevator & 2 stairwells, a 1140 SF gym, a management office and a utility room. This same sheet proposes a partial basement plan for tenant storage. The 2nd through 4th floors proposes a trash chute with no area for recyclables, and eight (8) apartments per floor. The application also proposes a roof-top open space of 6,712 SF.
The R-3 Zone allows. Low-Rise Apartment Buildings, so a USE variance is not required. The variances requested if approved are as follows: minimum front setback 25' feet is required and 0' feet is proposed; minimum side setback (one) were 15' feet is required and 5' feet is proposed; minimum side setback (both) 30' feet is required and 10' feet is proposed; F.A.R. max is 1.4 and 2.26 is proposed; Density were 17 units are permitted and 24 units are proposed; max lot coverage allowed is 20% and 56.5% is proposed; parking requirement is 46 spaces minus 4 space credit for EV, 42 spaces required and 31 spaces are proposed; minimum size apt. size for 2 BR is 900 SF - 897 Sf is proposed on units 206, 306 & 406. A total of 8 variances are required, with 2 being "D" variances.

A public hearing has been ordered for May 28, 2026. This meeting is scheduled to begin at 7:30pm in the City Council Chambers, 3rd floor, City Hall Paterson 155 Market Street Paterson, New Jersey. When this matter is called, you may appear either in person, by agent, or attorney, and present any objections you may have to the granting of this application.
