For: Use variances, Bulk variances, Site Plan approval and All Bulk Variances required by Law.
So as to permit: The application proposes to build a 2-family home on a vacant lot in the I-2 Zone, which prohibits residential use. The existing lot is 25' x 100' The proposed application is not permitted in the I-2 Zone, so a Use variance is required. If the Use is approved, the following new variances subsumed in the application are as follows: 1. Use 2. Min Front Setback 20' feet is required 15' feet is proposed. 3. Min Side Setback (both) 11' feet is required — 6.16' feet is proposed. 4. Parking requirement is 4 spaces 2 spaces are proposed. 5. Max Lot Coverage allowed is 40% - 52.7% is proposed. 6. Min Rear Setback is 20' feet — 15' feet is proposed. 7. Front steps setback 16' feet is required — 7' feet is proposed. There is a total of 7 variances for approval with 1 being a "D" variance for Use.
