N.J.S.A. 40:55D-12 FOR THE
PROPERTY LOCATED AT
6120 BUCHANAN PLACE, WEST NEW YORK, NJ
ALSO IDENTIFIED AS BLOCK 40, LOT 5
PLEASE TAKE NOTICE that an application for Amended Site Plan approval has been filed by 6120 Buchanan LLC (the “Applicant”) with the West New York Zoning Board of Adjustment (the “Board”), for the property located at 6120 Buchanan Place and also designated as Block 40, Lot 5 on the Official Tax Map of West New York (the “Property”). The Property is located within the R-M Medium Density zone (“R-M”) and is subject to the requirements of Chapter 414 of the Code of West New York (the “Zoning Code”).
The Property is an approximately 17,500 square-foot lot that is presently vacant. The Applicant obtained Site Plan approval with associated variance relief from the Board under Case Number ZB-2025-19 at the December 4, 2026 meeting, which was memorialized by resolution adopted at the Board's January 8, 2026 meeting. The Applicant is now proposing to amend its existing approval to permit certain changes to the Project, including expanding the rooftop bulkhead to include tenant amenity space with a gym, lounge space and associated facilities.
The Applicant is not requesting any additional variances as part of the Amended Site Plan application, but should any variances, waivers, deviations, exceptions or approvals be deemed required upon review of this application by the Zoning Board or by Zoning staff/review agents, Applicant requests that they be held concurrent with the above-requested Site Plan Amendment.
Any person interested in this application will have the opportunity to address the Zoning Board of Adjustment at the Virtual meeting on May 21, 2026, at 6:30 P.M. via Zoom, a web-based video conference application, or by telephone using the following:
