Notice of Public HearingNotice is hereby given that, in accordance with 15.2-2308 of the Code of Virginia, as amended, the Town of Montross Board of Zoning Appeals will hold a public hearing beginning at 6:00 p.m. on Tuesday, June 2, 2026 in the Montross Town Hall building, 15869 Kings Highway, Montross, Virginia to consider and decide on a Special Exception application. As required by the provisions of Code of Virginia, Section 15.2-2204, as amended, the purpose of the public hearing is to receive comments on the following Special Exception application:· Request by property owner Call Me First Realty, LLC, 9315 Paige Road, Woodford Virginia 22580 and developer Tricord Inc., 1143 Heatherstone Drive, Fredericksburg, VA 22432 for a Special Exception permit to allow for property square footage adjustments as described below:oMinimum square footage from 6,000 sq. ft. to 2,400 sq. ft.oMinimum lot width to be reduced from 50 ft. to 30 ft.oMinimum setback in front be reduced from 25 ft. to 10 ft.oMinimum setback in rear yard be reduced from 25 ft. 20 ft.
After the public hearing, the Board of Zoning Appeals is expected to take legislative action on the application.
