Notice of Development Application. Notice is hereby given that Allen & Linda Walker, who are the applicants for the following proposal, have filed an application for a 4-lot Performance Large Lot Subdivision (LRG2025-00004). Project Case Numbers: LRG2025-00004, SEP2026-00021, FPA2026-00002, GRD2026-00002, RAP2026-00002. Location: Accessed off E Mason Lake Rd; Lot 2 of Survey Vol. 23, Pg. 93; Lat/Long: 47.2903 / -123.0225. Tax Parcel Number: 32123-75-00020. Date of Application: August 15, 2025. Date of Complete Application: April 28, 2026. The project will include subdividing a 40.23-acre lot into 4 developable lots, which will range from 5.86 acres to 16.13 acres, by utilizing the residential density bonus allowed by Mason County Codes Performance Subdivision chapter (MCC 16.21). Each lot may be developed with a residence and accessory dwelling unit (ADU) in the future. This proposal will be reviewed for compliance by the following Mason County departments: Environmental Health, Fire Marshal, Planning, and Public Works. This project may require a Mason Environmental Permit. The applicant has submitted a Wetland Delineation Report and Habitat Management Plan for this proposal. The applicant has also applied for a Forest Practices Approval (FPA2026-00002), a Land Modification Permit (GRD2026-00002), a Road Access Permit (RAP2026-00002) and will eventually need a second Land Modification Permit. The Mason County Hearings Examiner will also hold a public hearing specific to the Performance Subdivision at a later point in the review process, on a date yet to be determined. Notice for the public hearing will be distributed 15 days prior. Per Mason County Code 16.38.012(2), any party may also request a hearing specific to the Large Lot Subdivision if they pay the required hearing fees for the Mason County Department of Community Development. Any public comments or request for a hearing must be submitted by 5PM on Wednesday, May 27, 2026. Any public comments or requests for a hearing specific to the Large Lot Subdivision must be in writing and directed to the staff member below. This Large Lot Subdivision will require a State Environmental Protection Act (SEPA) threshold determination (SEP2026-00021) and a separate 14-day public comment period at a date yet to be determined. Any person aggrieved by the outcome of the decision may appeal the decision to the Mason County Hearings Examiner within 14 days following issuance of the decision. This Notice of Development Application is required by Mason County Code 15.07.010 and 16.38.016(c).
