NOTICE IS HEREBY GIVEN – The Planning Commission will hold a Public Hearing to consider the following: 1) environmental findings pursuant to the California Environmental Quality Act (CEQA), 2) Statement of Overriding Considerations, 3) certification of IPT Enterprise Business Center LLC (Project) Final Environmental Impact Report (SCH #2024030755),4) a Mitigation Monitoring and Reporting Program, and 5) a Site Development Permit 06-21-5437 for the demolition of an existing building and the construction of a new industrial building.Hearing Date:June 4, 2026Hearing Time:6:30 p.m.Hearing Location:Lake Forest Council Chambers,100 Civic Center Drive, Lake Forest, CAProject Location: 26200 Enterprise Way, Lake Forest, CAApplicant: Chris Sanford, IPT Enterprise Business Center LLCProject Description: The proposed Project is the demolition of the existing 144,906-square-foot building and construction of a new 35-foot tall,165,803 sq ft tilt-up concrete industrial building. The Project includes a gated truck loading area, new parking spaces, and new landscaping throughout the site. Although the tenant has not been determined yet, the proposed Project includes a mix of office, manufacturing, and warehouse space. Additionally, the Project includes off-site improvements at five intersections within the City to enhance public safety and address concerns related to large truck turning movements.Environmental Documentation: Pursuant to the California Environmental Quality Act, a Draft Environmental Impact Report (EIR) (State Clearinghouse #2024030755) was prepared for the Project and circulated for public review from July 10, 2025, through September 15, 2025. The Notice of Preparation, Draft Environmental Impact Report, all technical reports and supporting documents, and the Final EIR including Responses to Comments are on file at the Community Development Department located at the Lake Forest City Hall located at 100 Civic Center Drive, Lake Forest, California 92630 and on the City’s website, at https://www.lakeforestca.gov/departments/community_development/planning/projects/index.php#undefined .
