Public hearing for conditional use permits in Visalia on April 27, 2026.

PUBLICHEARING
The Visalia City Planning Commission will consider the following items on Monday, April 27, 2026, at 7:00 PM, at the Visalia City Council Chambers located at 707 W. Acequia Ave. Visalia, CA:
• Conditional Use Permit No. 2025-16: A request by Ginder Development to construct The Pinnacles, a 442-unit multi-family development. The project site is located at the northeast corner of West Riggin Avenue and North Roeben Street. The site is zoned R-M-3 (Multi-Family Residential, 1,200 square foot minimum site area) (APN: 077-100-105).
• Conditional Use Permit No. 2026-07: A request by Steven J. Macias to establish two duplexes within the O-C (Office Conversion) Zone. The project site is located at 807 South Court Street (APN: 097-024-014).

To be sure that your comments are received, we strongly encourage citizens to submit public comment, or comment on a specific agenda item, before the meeting via email to planning@visalia.gov. All emailed public comments will be distributed to the Planning Commission prior to the start of the meeting and incorporated into the official record; however, e-mailed public comments will not be read aloud. As an alternative, you may appear at the Planning Commission meeting in person.
 
If you challenge the decision made regarding these requests in court, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the City of Visalia at, or prior to, the public hearing.
 
For the hearing impaired, if signing is desired, please call (559) 713-4900 twenty-four (24) hours in advance of the scheduled meeting time to request these services.
 
For the visually impaired, if enlarged print or Braille copy is desired, please request this assistance in advance of the meeting and such services will be provided as soon as possible following the meeting.
