NOTICE OF PUBLIC HEARING
NOTICE IS HEREBY GIVEN THAT the Planning and Land Development Regulation Commission of Volusia County, Florida, will hold a Public Hearing on Thursday, April 16, 2026, commencing at 9:00 a.m. in the Frank T. Bruno Jr. County Council Chambers of the Thomas C. Kelly Administration Center, 123 West Indiana Avenue, Room 204, DeLand, Florida, for the purpose of hearing and deciding the following application(s) for Variance(s) from the Zoning Ordinance of Volusia County, Florida, to wit:
V-26-035 Application of Kenneth Ashley, KGA Construction, Inc., agent for owner, requesting variances to separate nonconforming lots and to the minimum yard requirements on Osteen Cluster Residential (OCR-1 and OCR-5) zoned property. The property is located at 760 Osteen Maytown Road; Parcel Number: 9208-01-04-0030; +/- 5,280 square feet.
V-26-038 Application of James Kepple, owner, requesting variances to the accessory structure requirements on Rural Residential (RR) zoned property. The property is located at 1415 Oak High Court, Orange City; Parcel Number: 8001-04-00-0040; +/- 1.08 acres.
V-26-039 Application of James Zuzzolo and Karen Aiello, owners, requesting variances to the minimum yard requirements and maximum lot coverage on Urban Single-Family Residential (R-4) zoned property. The property is located at 7 Sand Dollar Drive, Ormond Beach; Parcel Number: 3216-07-00-0560; +/- 7,500 square feet.
V-26-041 Application of Brian Driscoll, DCC Company of Central Florida, Inc., agent for owners, requesting a variance to the minimum yard requirements on Urban Single-Family Residential (R-9) zoned property. The property is located at 6537 Engram Road, New Smyrna Beach; Parcel Number: 8505-01-47-0560; +/- 7,500 square feet.
V-26-044 Application of Michael and Nichole Hill, owners, requesting variances to accessory structure requirements on Urban Single-Family Residential (R-4) zoned property. The property is located at 1251 North Kepler Road, DeLand; Parcel Number: 7002-02-00-0740; +/- 15,000 square feet.
The application(s) may be inspected by the public at the GROWTH AND RESOURCE MANAGEMENT DEPARTMENT, 2nd FLOOR, THOMAS C. KELLY ADMINISTRATION CENTER, 123 WEST INDIANA AVENUE, DELAND, FLORIDA. Interested parties may appear at the hearing and be heard. This hearing may be continued to one or more dates. The dates, times, and places of any continuation of the above scheduled public hearing will be announced at said public hearing and no further notice regarding said continuation is required to be published. If anyone decides to appeal any decision made by the Volusia County Planning and Land Development Regulation Commission with respect to any matter considered at this hearing, he or she will need a record of the proceedings, including all testimony and evidence, upon which the appeal is to be based. To that end, such person will want to ensure that verbatim record of the proceedings is made. In accordance with the requirements of Title II of the Americans with Disabilities Act of 1990 ("ADA"), the County of Volusia (County) will not discriminate against qualified individuals with disabilities on the basis of disability in its services, programs, or activities.
