NOTICE OF SALE UNDER POWER GEORGIA, RICHMOND COUNTY Under and by virtue of the power of sale contained in a Deed to Secure Debt from Melissa Ann White to Franklin Properties of Georgia, Inc., A Georgia Corporation, dated August 22, 2025, recorded in Deed Book 1982, Pages 2433-2438, Richmond County, Georgia records. Said Deed to Secure Debt having been given to secure a note dated August 22, 2025, in the original principal sum of Twenty-One Thousand Five Hundred and 00/100 ($21,500.00) Dollars with interest from date at the rate stated in said note on the unpaid balance until paid, there will be sold by the undersigned at public outcry to the highest bidder for cash before the courthouse door at Richmond County, Georgia within the legal hours of sale on the first Tuesday in March, 2026, the property described in said Deed to Secure Debt, to wit: ALL that lot or parcel of land, with improvements thereon, situate, lying and being in the 86th G.M.D., in the State of Georgia, County of Richmond, containing 1.10 acres, more or less, and being known and designated as Tract “I”, Bennock Mill Road, as shown upon a plat thereof recorded in the Office of the Clerk of the Superior Court for Richmond County, Georgia in Plat Reel 738, Pages 40-41; reference being made to said plat for a more complete and accurate description as to the metes, bounds, and location of said property. The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, the non-payment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including legal fees. This sale will be held subject to all unpaid taxes, assessments, and restrictions of record, if any, transfer tax and all state and county taxes.
