Public
notice is hereby given to all persons in the County of LaSalle,
State of Illinois, that a public hearing will be held, by the
LaSalle County Zoning Board of Appeals, on May 20, 2026 at 5:00 P.M.
at the LaSalle County Governmental Complex, 707 E. Etna Road, Room
250, Ottawa, Illinois. The owner/applicant, ACC Farms of Hennepin
LLC, is requesting a Map Amendment to amend the zoning from A-1
Agriculture District to I-1 Industrial District at the property,
located in the A-1 Agriculture Zoning District, and legally
described as follows:
The
East One Half of the Southwest One Quarter of Section 30, Township
35 North, Range 2 East of the Third Principal Meridian containing
78.6 acres more or less; EXCEPT that part taken by the Department of
Transportation by Condemnation Case #76-ED-3. (Commonly known as 502
North 37th Road, Utica, IL). AND FURTHER EXCEPTING a part of the
above parcel as recorded in LaSalle County Document Number
2014-05333, described as follows: Part of the fractional Southwest
Quarter of Section 30, Township 35 North, Range 2 East of the Third
Principal Meridian, LaSalle County, Illinois, more particularly
described as follows: Commencing at the Southwest Corner of said
Section 30; thence North 89 degrees 50 minutes 51 seconds East
1,106.46 feet along the South Line of the fractional Southwest
Quarter of Section 30 to the West Line of the East 80 acres of the
fractional Southwest Quarter of Section 30; thence North 00 degrees
11 minutes 33 seconds West 132.46 feet along said West Line to a
point on the existing dedicated North Right of Way Line of U.S.
Route 52 said point also being the Point of Beginning; thence
continuing North 00 degrees 11 minutes 33 seconds West 20.09 feet
along said West Line; thence South 84 degrees 51 minutes 58 seconds
East 231.00 feet; thence South 00 degrees 11 minutes 33 seconds East
55.41 feet to said North Right of Way Line of U.S. Route 52; thence

Range 2 East of the Third Principal Meridian, LaSalle County,
Illinois; more particularly described as follows: Commencing at the
Southwest Corner of said Section 30; thence North 89 degrees 50
minutes 51 seconds East 1,106.46 feet along the South Line of the
fractional Southwest Quarter of Section 30 to the West Line of the
East 80 acres of the fractional Southwest Quarter of Section 30;
thence North 00 degrees 11 minutes 33 seconds West 152.55 feet along
said West Line to the Point of Beginning; thence continuing North 00
degrees 11 minutes 33 seconds West 557.45 feet along said West Line;
thence North 89 degrees 50 minutes 51 seconds East 600.00 feet;
thence South 00 degrees 11 minutes 33 seconds East 655.80 feet to
the existing dedicated North Right of Way line of U.S. Route 52;
thence North 85 degrees 55 minutes 07 seconds West 66.67 feet along
said North Right of Way Line of U.S. Route 52; thence North 86
degrees 59 minutes 55 seconds West 303.99 feet along said North
Right of Way Line of U.S. Route 52 to the Southeast Corner of the
property described in Document No. 2014-05333 as recorded in the
LaSalle County Recorder's Office; thence North 00 degrees 11 minutes
33 seconds West 55.41 feet along the boundary of the property
described in said Document No. 2014-05333; thence North 84 degrees
51 minutes 58 seconds West 231.00 feet along the boundary of the
property described in said Document No. 2014-05333 to the Point of
Beginning containing 8.474 Acres or more. PART OF PIN: 07-30-304-000
Currently,
the property is zoned Agriculture (A-1) and is commonly known as 631
N 37th Rd, Utica, IL

file at the LaSalle County Land Use Department located at 119 West
