PLEASE TAKE NOTICE that on March 5, 2026 at 7:00 p.m. the Unified Planning Board of Freehold Township will hold a public hearing on the application of Airavata, LLC, and Asbury Avenue Partners, LLC. The public hearing will be held at the Municipal Building, 1 Municipal Plaza, Freehold, New Jersey. The premises which are the subject of this application are located at 100 Business Park Drive, Freehold, New Jersey. Said premises are known as Block 42, Lots 26.012 and 26.0121. The premises are located in the Light Industrial (LI-3) zone. The applicants are seeking Amended Preliminary and Final Major Site Plan approval to modify the existing 13,786 square feet warehouse building. More specifically, applicants are seeking to remove portions of the rear façade in order to install four (4) 10 feet x 12 feet overhead bay doors for the purpose of facilitating shipping and receiving operations. A bulk variance is required under Section 190-164 of the Freehold Township Municipal Code, which requires two (2) loading spaces measuring a minimum size of 12 feet x 45 feet, whereas three (3) loading space are proposed less than 45 feet long and two (2) of which are less than 12 feet wide. The applicant also intends to request at the hearing such bulk variances and/or waivers of design standards and/or submission requirements as are required to develop the premises in the manner indicated in the application materials, and any other variances or waivers that the Board may require. The application for development and all supporting maps, site plans and documents are on file in the office of the Department of Planning and Zoning and are available for public inspection, during normal business hours at the Municipal Building, 1 Municipal Plaza, Freehold, New Jersey.
