PLEASE TAKE NOTICE that on March 19, 2026 at 7:00 p.m. the Unified Planning Board of Freehold Township will hold a public hearing on the application of 5001 Kozloski Road, LLC. The public hearing will be held at the Municipal Building, 1 Municipal Plaza,Freehold, New Jersey. The premises which are the subject of this application are located at 5001 Kozloski Road & Thoreau Drive, Freehold, New Jersey. Said premises are known as Block 43.01, Lot 16.01. The applicant is seeking Preliminary and Final Major Site Plan and Use Variance approval for a 27,622 s.f. retail shopping center, including a Dunkin Donuts drive-through. A use variance under NJSA 40:55D-70(d)(1) is required because retail shopping centers are not specifically permitted in the B-2 zone and a fast-food restaurant with drive-through facility is not permitted in the zone. Variances are also requested for insufficient scenic corridor buffer, minimum off-street parking spaces, parking stall size, to permit ingress/egress on Thoreau Drive within 50 ft. of an intersection, to locate parking stall less than 10 ft. from Kozloski Road, to locate a freestanding sign 6.5 ft. to Thoreau Drive, tenant façade sign size, location of a trash enclosure in the front yard and for 2 loading spaces where 3 are required. The applicant also intends to request at the hearing such density, use and bulk variances and/or waivers of design standards and/or submission requirements as are required to develop the premises in the manner indicated in the application materials, and any other variances or waivers that the Board may require. The application for development and all supporting maps, site plans and documents are on file in the office of the Department of Planning and Zoning and are available for public inspection, during normal business hours at the Municipal Building, 1 Municipal Plaza, Freehold, New Jersey.
