Public Notice NOTICE OF PUBLIC HEARING BOROUGH OF CHATHAM ZONING BOARD OF ADJUSTMENT PLEASE TAKE NOTICE that on the 25th day of February, 2026, at 7:30 PM, a hearing will be held before the Chatham Borough Zoning Board of Adjustment at the Chatham Borough Hall located at 54 Fairmount Avenue, Chatham, New Jersey on the application of 54 Ridgeview LLC ("Applicant") for D(3) conditional use variance and bulk "c" variances in connection with the property located at 215 Main Street, Chatham, NJ, formally identified as Block 121, Lot 8, on the Tax Maps of the Borough of Chatham (the "Property" or the "Site"). The Site is located in the B-4 (Business District) Zone and is improved with a vacant Chase Bank. The Applicant is seeking to open and operate a play space café with recreational instruction. Recreational instruction is a conditional use in the B-4 Zone, and the Applicant does not meet the maximum gross square footage for the conditional use, thus a D(3) conditional use variance is required. In addition to the D(3) conditional use variance, Applicant is seeking relief for the following variance: Minimum Off-Street Parking: required: 47 spaces, existing and proposed: 4 spaces; along with any additional deviations, variances, waivers, exceptions, interpretations, de minimis exceptions to RSIS, modifications of conditions of prior approvals, continuation of any preexisting nonconforming conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and/or relief that may be determined to be necessary during the review and processing of the application and/or based upon an analysis of the plans and testimony at the PUBLIC HEARING on the Application as required by the Zoning Board. Copies of the Application materials, plans, reports, and any supporting documents relating to the Application are on file and for inspection Monday through Friday during regular business hours, at 54 Fairmount Avenue, Borough Hall Building, Chatham, New Jersey 07928. Anyone interested in reviewing the Application materials, plans, reports, and supporting documents in-person is encouraged to contact the Zoning Board of Adjustment Administrator at 973-635-0674, during regular business hours, to make the necessary arrangements to view these materials. The Applicant reserves the right to supplement its submission either prior to or at the PUBLIC HEARING on this matter.
