NOTICE OF HEARING PURSUANT TO N.J.S.A. 40:55D-12 FOR THE PROPERTY LOCATED AT 17-25 PERRINE AVENUE ALSO IDENTIFIED AS BLOCK 10803, LOTS 1, 2, 3 AND 4 PLEASE TAKE NOTICE that an application has been filed by Perrine Avenue, LLC (the “Applicant) to extend the land use approvals obtained under Case No. 2024-0044 (the “Approval”) for the period of one (1) year pursuant to N.J.S.A. 40:55D-52(a) and Section 345-24(E)(1) of the Jersey City Land Development Ordinance (“JC LDO”). The Approval was granted in relation to 17-25 Perrine Avenue, also designated as Block 10803, Lots 1, 2, 3 and 4 on the Official Tax Map of the City of Jersey City (the “Property”). The Property is currently located within Zone 4A of the Journal Square 2060 Redevelopment Plan Area and is subject to the requirements of the Journal Square 2060 Redevelopment Plan (the “Plan”) and the JC LDO. The Approval, in summary, was to develop the Property with a new six-story (6) residential building, containing sixty-seven (67) dwelling units. The Approval was obtained for the above-referenced Property on July 9, 2024, and memorialized by way of resolution on July 23, 2024. Effectively, the statutory protection afforded to the Approval will expire on July 23, 2026. The Applicant now requests a one (1) year extension of the Approval to develop the Property in accordance with the Amendment to Final Major Site Plan as submitted and approved by the Jersey City Planning Board. The extensions of the Approval and the corresponding protections can be requested of the Jersey City Planning Board pursuant to N.J.S.A. 40:55D-52(a) and Section 345-24(E)(1) of the JC LDO. If the extension is granted, the Approval would receive statutory protection until July 23, 2027. Any person or persons affected by this application may have an opportunity to be heard at the hearing of April 14, 2026 at 5:30 P.M. in the Board Room of the Holloway Building, located at 4 Jackson Square (aka 39 Kearney Avenue), Jersey City, NJ 07305, or at any date and time to which the Board may adjourn, at which time you may appear either in person, by agent or attorney and present comments which you may have regarding this application.
