NOTICE OF HEARING PURSUANT TO N.J.S.A. 40:55D-12 PLANNING BOARD OF JERSEY CITY P2026-0041 167 & 173 ACADEMY STREET (FKA 165-169 & 173 ACADEMY STREET) BLOCK 12308, LOTS 12 & 13 JERSEY CITY, NEW JERSEY PLEASE TAKE NOTICE that an application has been filed by Vasant Properties, LLC (“Applicant”) with the Jersey City Planning Board (“Board”) for an extension of the Preliminary and Final Major Site Plan approval and deviations approval pursuant to N.J.S.A. 40:55D-70(c) obtained under Case No. P21-026 (“Approval”), which was previously extended for two (2) one-year periods under Case No. P2024-0105 (“First Extension”) and further extended for one (1) one-year period under Case No. P2025-0135 (“Second Extension”), for an additional period of one (1) year to August 10, 2027 pursuant to N.J.S.A. 40:55D-52(e) with regard to the property known as 167 & 173 Academy Street (fka 165-169 & 173 Academy Street), Jersey City, New Jersey and designated as Block 12308, Lots 12 & 13 on the Jersey City Tax Maps (“Property”). The Property is located within Zone 4 (Neighborhood Mixed Use) of the Journal Square 2060 Redevelopment Plan area and is subject to the requirements of the Jersey City Land Development Ordinance (“JC LDO”). The Approval for preliminary and final major site plan approval and deviations approval was granted by the Board at its meeting on July 20, 2021 and memorialized by resolution adopted on August 10, 2021. The Approval was for the construction of a nineteen (19) story (inclusive of mezzanine) mixed-use building with 188 residential units, office space and 78 vehicle parking spaces. As part of the Approval, the following deviations pursuant to N.J.S.A. 40:55D-70(c) were granted: height in feet; height in stories; building depth. The Applicant was granted the First Extension of the Approval for two (2) one-year periods to August 10, 2025 by the Board at its meeting on July 23, 2024; the First Extension was memorialized by resolution adopted on August 20, 2024. The Applicant was granted the Second Extension of the Approval for one (1) one-year period to August 10, 2026 by the Board at its meeting on August 26, 2025; the Second Extension was memorialized by resolution adopted on September 23, 2025 As part of the application, the Applicant is requesting any additional approvals, permits, variances, deviations, interpretations, waivers or exceptions reflected in the plans and materials filed (as same may be amended or revised from time to time without further notice) or determined to be necessary during the review and processing of this application. Any person interested in this application will have the opportunity to address the Board at the meeting on Tuesday, May 12, 2026 at 5:30pm in the Board Room of the Holloway Building at 4 Jackson Square (a.k.a. 39 Kearney Avenue), Jersey City, New Jersey 07305.
