NOTICE OF HEARING BOARD OF ADJUSTMENT PLEASE TAKE NOTICE that Gautam Nair and Amruta Karmarkar, owners of the property at 299 Grove Street, Montclair, New Jersey, have filed an application with the Montclair Board of Adjustment for variances required to demolish the existing one-story sunroom on the southern elevation and construct a 2.5-story addition extending the dwelling southward. The property is a corner lot at the intersection of Grove Street and Harvard Street, located in the R-1 One-Family Zone District, and designated on the Township Tax Maps as Lot 18 in Block 4509. A variance is requested from Montclair Code 347-45B(2) to permit a front yard setback of 28.75 feet where 31.5 feet is the required setback from the Harvard Street frontage.
