NOTICE OF HEARING BOARD OF ADJUSTMENT PLEASE TAKE NOTICE that Ryan Hart, owner of the property at 12 Montclair Avenue, Montclair, New Jersey, filed an application with the Montclair Board of Adjustment seeking variances to permit the expansion of the first and second floors of the existing dwellingand the construction of a detached garage. The property is located in the R-2 Two-Family Zone District and is designated on the Township Tax Maps as Lot 12 in Block 3307. Variances are requested from Montclair Code 347-51 to permit a front yard setback of 19 feet where 25.1 feet is required, to permit building coverage of 30.6% where 25% is the maximum permitted, and to permit impervious coverage of 59.7% where 55% is the maximum permitted. A variance is also requested from Montclair Code 347-22F to permit an accessory structure wall length of 29.6 feet where 24 feet is the required maximum. The applicant further requests any other variances that may be required. TAKE FURTHER NOTICE that this application will be heard at a Board of Adjustment meeting at 7:00 p.m. on Wednesday, April 22, 2026. The meeting will be open to the public and will be held in the Council Chambers of the Municipal Building located at 205 Claremont Avenue, Montclair, NJ. Opportunity will be given to all those interested to be heard and at which time the Board may approve, modify and approve, or deny the application.
