PUBLIC NOTICE FOR VIRTUAL HEARING CITY OF NEWARK CENTRAL PLANNING BOARD PLEASE TAKE NOTE that on Monday, May 4, 2026, at 6:00 P.M. the City of Newark's Central Planning Board (the "Board") will hold a VIRTUAL public hearing on Application CPB-25-114, on behalf of J&J Builders LLC, (the "Applicant") for a project to be located at 150-154 Milford Avenue, also referred to as Block 2697, Lot 36 on the official tax records of the City of Newark (the "Property"), at which time all interested persons will be given an opportunity to question witnesses and be heard electronically in the manner described below. The Property is located in the C-1 Commercial Neighborhood Zone. The Property currently consists of vacant land. The Applicant is seeking preliminary and final site plan approval to construct three (3) attached townhouses which shall consist of a total of nine (9) residential units and six (6) parking spaces. The first floor of each townhouse will contain a one-bedroom unit for a total of three (3) one-bedroom residential units. The second and third floor shall each contain two-bedroom units for a total of six (6) two-bedroom units. In connection thereto, the Applicant seeks "c" variance relief for insufficient lot size, insufficient front yard setback, exceeding maximum lot coverage by building, exceeding maximum impervious lot coverage, insufficient building faade transparency, and insufficient off-street parking. The Applicant shall also apply for such variance relief, exceptions, waivers, departures, permits or other approvals or licenses that are deemed necessary or appropriate by the Applicant or the Board and which may arise during the course of the hearing process. The Applicant may also revise the plans pursuant to comments made upon a review of the plans, testimony and other materials at the public hearing without further notice. Further, the Applicant reserves the right to supplement this application and/or seek at the time of hearing such other approvals, interpretations, variances and/or waivers as may be requested or required by the applicant or the Board. This hearing will take place remotely by videoconference or telephone conference only, via the Zoom platform. Any interested party may appear at the virtual meeting and participate therein in accordance with the rules of the Board.
