BOARD OF ZONING APPEALS (BZA) NOTICE OF PUBLIC HEARING NOTICE IS HEREBY GIVEN, pursuant to Section 325-40B(2)(g) of the City of Ithaca Zoning Ordinance, that the monthly meeting of the City of Ithaca Board of Zoning Appeals will be held on Tuesday, March 3, 2026, at 5:30 PM. This meeting is open to the public and will be held in the Common Council Chambers, Third Floor, City Hall, 108 E. Green Street, Ithaca, NY, and also conducted remotely using videoconferencing technology. In-person attendance at City Hall may be limited and will be permitted on a first-come, first- served basis. Members of the public are strongly encouraged to participate remotely. Virtual participation in public meetings is authorized by Part WW of Chapter 56 of the Laws of 2022 of New York State and Local Law 2022-05. More information, including the written procedures governing the use of videoconferencing technology, is available at http://www.cityofithaca.org/339/Boards-Committees. Public hearings will be held for the following appeals: A. 132 Cherry Street, Appeal # ZONE-25-12 - Request for an area variance from §325-8, Column 5, Off-Street Loading and Column 11, Front Yard, requirments of the City of Ithaca Zoning Ordinance to allow the construction of two five-story, mixed-use buidings. The property was previously granted an area variance in 2022. The variance has now expired and the project has been modified in response to the updated floodway construction requirements. B. 113, 115, 117, 119 Sears Street, Appeal # ZONE-26-4; ZONE-26-5; ZONE-26-6; ZONE-26-7 - Request for an area variance from §325-8, Column 13, Other Side Yard, to allow for secondary side yards of less than 5' in the R-2b zone. The homes were planned to be located 5' from the side lot line but were constructed between 4.6'-4.9' from the property line. All interested parties will be given an opportunity at the hearing to be heard respecting these appeals. The Board considers interested parties to be all person who live, work, or own property within 750’ of the property subject to appeal. There are two options to participate in a public hearing: 1. Submit comments by email no later than 3 p.m. on the day of the meeting to zoningdivision@cityofithaca.org and they will be read into the record. Each comment is limited to three minutes. Indicate in your email that the comment is for a public hearing and provide your name and address. 2. To speak at the meeting, sign up and receive instructions by contacting zoningdivision@cityofithaca.org or the Planning Department at (607) 274-6550. Please provide your name and address.
