TOWN OF MONROE ZONING BOARD OF APPEALS NOTICE OF PUBLIC HEARING NOTICE IS HEREBY GIVEN that, pursuant to § 57-63.G of the Code of the Town of Monroe and § 267-a.7 of the NYS Town Law, that the Zoning Board of Appeals of the Town of Monroe, New York, will hold a Public Hearing on the 24th day of February, 2026 at 6:30 PM, or as soon thereafter as the matter can be heard that day at the Town Hall 1465 Orange Turnpike, Monroe, NY 10950 on the application of Joel Brach to receive two (2) area variances for (1) Front yard setback required 50’ existing 35.9’ off Jonah Drive property line for a variance of 14.1’, (2) lot coverage maximum allowed 15% existing per as-built survey 34.7% difference of 19.7%. There is also a shed in violation with no permit issued and in violation of 57-38 of the Town Code no accessory building shall be constructed within 5’ of any rear or side lot line. The lands affected by this application are located at 190 Cromwell Hill Road in the Town of Monroe in the RR-1acre Zone and is a corner lot as per section 57-3 definitions it shall comply with additional setbacks as stated in Section 57-39 and 57-41. The property is shown generally on the tax maps of the Town of Monroe as Section 7, Block 1, Lot 45. A copy of the application is available for public inspection on line and at the office of the Zoning Board during regular business hours with an appointment. The meeting is open to the public.
