Please Take Notice, that a Public Hearing will be held by the City of Newburgh, Zoning Board of Appeals pursuant to Section 300-116(D) of the Zoning Code, on the following matters:

Appeal No. 2026-16

Applicant: Jennifer Welles

Owner: Newburgh Community Land Bank, Inc.

Location: 140 Chambers Street

Requesting an AREA Variance for 7.8 feet on the minimum front yard setback, 5 feet on the minimum north side yard setback, 2.8 feet on the minimum south side yard setback, 25% on the maximum lot coverage, and 3 off-street parking spaces which does not meet the requirements of the Schedule of Use and Bulk Regulations in the Medium- Density Residential Zone.

The Public Hearing will be held on May 26, 2026 and any adjourned date, at 7:00 p.m. at the Heritage Center, 123 Grand Street, Newburgh, New York. Anyone wishing to make comment on the application may do so at that time.
