Please Take Notice, that a Public Hearing will be held by the City of Newburgh, Zoning Board of Appeals pursuant to Section 300-116(D) of the Zoning Code, on the following matters:

Appeal No. 2026-14

Applicant: Jennifer Welles

Owner: Newburgh Community Land Bank, Inc.

Location: 11 South Miller Street

Requesting an AREA Variance for 125 square feet on the minimum lot size, 10 feet on the minimum front yard setback, 1.5 feet on the minimum north side yard setback, 5 feet on the minimum south side yard setback, 8% on the maximum lot coverage, and 2 off-street parking spaces which does not meet the requirements of the Schedule of Use and Bulk Regulations in the Medium- Density Residential Zone.

The Public Hearing will be held on May 26, 2026 and any adjourned date, at 7:00 p.m. at the Heritage Center, 123 Grand Street, Newburgh, New York. Anyone wishing to make comment on the application may do so at that time.
