OFFICIAL NOTICE OF PUBLIC HEARINGCITY OF TUSTIN
Notice is hereby given that the Zoning Administrator of the City of Tustin, California, will conduct a public hearing on May 28, 2026, at 10:00 a.m. in the City Council Chamber, 300 Centennial Way, Tustin, California.
The Zoning Administrator will consider the following item:
Project Title:Conditional Use Permit (CUP) 2026-0017Applicant:David Baab, on behalf of Baab & Associates, Inc.Project Location:2280 Swaim Way, 16405 Compass Avenue, 2255 Swaim Way, and 2288 Airship AvenuePROJECT DESCRIPTION:
The proposal includes a request to establish a Master Sign Plan (MSP), which includes signs that deviate from Article 9, Chapter 4, of the Tustin City Code (the Tustin Sign Code). MSPs are intended to encourage coordinated and quality sign design on sites where a large number of signs occur. Tustin City Code (TCC) Sections 9406-9411 prescribe standards for sign size, type, quantity, and location.
The applicant is requesting approval of a CUP to allow a MSP that deviates from the standards established in the Tustin Sign Code in terms of sign quantity, size, type, and location.
Pursuant to Tustin Legacy Specific Plan (TLSP) Section 3.19.4 and TCC Section 9403h, a MSP is required for developments in a specific plan. Per TLSP Section 3.19.4, a MSP may deviate from the standards in the Tustin Sign Code upon approval of a CUP. Pursuant to TCC 9299(b)(3)(m), the Zoning Administrator has the authority to approve such requests for a CUP provided that the project site is a center of at least 30,000 building square feet or one acre in project size.
ENVIRONMENTAL REVIEW:
This project is Categorically Exempt pursuant to California Environmental Quality Act (CEQA) Guidelines Section 15301 (Class 1 – Existing Facilities) and 15311 (Class 11 – Accessory Structures), as established by California Code of Regulations Sections 21083 and 21084.
