PROJECTDESCRIPTION: Request for a Coastal Development Permit, Lot Line Adjustment, and a Major Design Review and associated Density Bonus Waivers and Concessions and Inclusionary Housing Plan for a multi-family development to construct a 75-unit for-rent apartment building, including eight very-low-income units, on a 0.62-acre site that is currently occupied by outdoor storage in the General Urban (T4.5) Residential Overlay 1 zoning district within the Midtown Corridors Development Code.
The Project is requesting Waivers and Concessions to development standards pursuant to the Density Bonus Law. Specifically, the Project includes two Concessions to allow for an increase in the allowed height of the building from 30 feet and 2 stories in height to 50 feet, 6 inches and 3½ stories in height. The second Concession the Project includes is to reduce the required parking from 107 to 57 spaces. The Project also includes nine Waivers to development standards. The Waivers pertain to setback relief, building height ratios, stairway access, elevator access, and a reduction into the courtyard width.
To qualify for the requested Waivers and Concessions, the applicant will be providing eight very-low income units as part of the 75-unit multifamily residential building, as outlined in Density Bonus Law.
