A variance is requested to reduce the required side yard setback from 10 feet and 2 feet 6 inches at the closest point along the easterly property line to allow for the construction of the proposed car wash tunnel structure. The project is proposed for the property addressed as 17091 Imperial Highway, located east of Prospect Avenue and northeast of the Bastanchury Road and Imperial Highway intersection, within the CG (Commercial General) zone.
