NOTICE OF SALE PURSUANT TO CHAPTER 45 IS HEREBY GIVEN that, pursuant to the Final Judgment of Mortgage Foreclosure and Other Relief dated May 4, 2026, issued in and for Broward County, Florida, in Case No. CACE-25-015429, wherein IBI-EJ FALCON INVESTMENTS LLC, A DELAWARE LIMITED LIABILITY COMPANY is the Plaintiff, and ATALIAM GROUP SRL INC, A FLORIDA CORPORATION, KINGS BAY I AT MONARCH LAKES ASSOCIATION, INC., MONARCH LAKES PROPERTY OWNERS ASSOCIATION, INC., UNKNOWN TENANT #1 N/K/A DEANNA CORNELIUS and UNKNOWN TENANT #2 N/K/A DEIRDRE CORNELIUS are the Defendants. The Clerk of the Court, BRENDA FORMAN, will sell to the highest and best bidder for cash, in accordance with Section 45.031, Florida Statutes, on June 17, 2026, at electronic sale beginning at 10:00 AM, at www.broward.realforeclose.com the following-described real property as set forth in said Final Judgment of Mortgage Foreclosure and Other Relief, to wit:
