NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 4th day of May, 2026, and entered in Case No. 35-2025-CA-001594-AXXX-01 , of the Circuit Court of the Fifth Judicial Circuit in and for Lake County, Florida, wherein TH MSR Holdings LLC is the Plaintiff and DANIEL FRANKS A/K/A DANIEL G. FRANKS, L & JIM PROPERTIES LLC, CLERMONT YACHT CLUB HOMEOWNER`S ASSOCIATION, INC., CLERMONT YACHT CLUB MASTER ASSOCIATION, INC. AND UNITED STATES OF AMERICA, DEPARTMENT OF TREASURY - INTERNAL REVENUE SERVICE are defendants. Gary J. Cooney as the Clerk of the Circuit Court shall sell to the highest and best bidder for cash at the Lake County Courthouse, Jury Room 1st Floor, 550 West Main Street, Tavares, FL 32778 at 11:00 A.M. on the 16th day of June, 2026, the following described property as set forth in said Final Judgment, to wit:
Lot 147 and the West 2.00 feet of Lot 146, Clermont Yacht Club Phase 2, according to the map or plat thereof, as recorded in Plat Book 53, Page(s) 5 and 6, of the Public Records of Lake County, Florida.
Less and Except the South 11.00 feet thereof

AFTER THE FUNDS ARE REPORTED AS UNCLAIMED, ONLY THE OWNER OF RECORD AS OF THE DATE OF THE LIS PENDENS MAY CLAIM THE SURPLUS.
