NOTICE IS HEREBY GIVEN pursuant to a Final Summary Judgment of Foreclosure (In Rem) dated March 16, 2026, entered in Civil Case No.: 2025-CA-003040 MF of the Circuit Court of the Ninth Judicial Circuit in and for Osceola County, Florida, wherein NEWREZ LLC D/B/A SHELLPOINT MORTGAGE SERVICING, Plaintiff, and ESTATE OF LUZ M. VELAZQUEZ, A/K/A LUZ MARIA VELAZQUEZ, DECEASED; UNKNOWN HEIRS, DEVISEES, GRANTEES, ASSIGNEES, CREDITORS, LIENORS, TRUSTEES OF LUZ M. VELAZQUEZ, A/K/A LUZ MARIA VELAZQUEZ, DECEASED; EVELYN SOTO; ASSOCIATION OF POINCIANA VILLAGES, INC.; POINCIANA VILLAGE ONE ASSOCIATION, INC. ALL OTHER UNKNOWN PARTIES, including, if a named defendant is deceased, the personal representatives, the surviving spouse, heirs, devisees, grantees, creditors, and all other parties claiming, by, through, under or against that defendant, and all claimants, persons or parties, natural or corporate, or whose exact legal status is unknown, claiming under any of the above named or described defendants, are Defendants. LOT 20, BLOCK 1666, POINCIANA NEIGHBORHOOD 3 SOUTH, VILLAGE 1, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN PLAT BOOK 3, PAGES 53 THROUGH 58, OF THE PUBLIC RECORDS OF OSCEOLA COUNTY, FLORIDA.
If you are a person claiming a right to funds remaining after the sale, you must file a claim with the clerk before the clerk reports the surplus as unclaimed. If you fail to file a timely claim you will not be entitled to any remaining funds. After the funds are reported as unclaimed, only the owner of record as of the date of the Lis Pendens may claim the surplus.
