NOTICE OF PUBLIC HEARING
PLEASE BE ADVISED that the Town Council of the Town of Mangonia Park will consider adoption of Resolution No. 2026-09 related to the Community Redevelopment Agency (CRA) Finding of Necessity Finding and Declaring areas to be Slum and Blighted and Declaring the Need for the Creation of the Town of Mangonia Park Community Redevelopment Area at their May 5, 2026 (6:00 PM, or as soon thereafter as can be heard) meeting to be held in the Town Hall located at 1755 East Tiffany Drive, Mangonia Park, FL 33407. The legal boundary of the proposed Town of Mangonia Park CRA is as follows:
THE PROPOSED CRA AREA IS APPROXIMATELY 370 ACRES PHYSICALLY DEFINED AS: BEGINNING AT A POINT ON THE EAST LINE OF SECTION 5, TOWNSHIP 43 SOUTH, RANGE 43 EAST, PALM BEACH COUNTY, FLORIDA, 53 FEET SOUTH OF THE NORTH LINE OF GOVERNMENT LOT 8; THENCE IN A WESTERLY DIRECTION ALONG A LINE PARALLEL WITH AND 53 FEET SOUTH OF THE NORTH LINE OF GOVERNMENT LOTS 8 AND 7 TO ITS INTERSECTION WITH THE NORTH SHORE DRIVE RIGHT-OF-WAY; THENCE IN A NORTHWESTERLY DIRECTION ALONG THE SOUTHERN BOUNDARY OF THE 45TH STREET RIGHT-OF-WAY TO ITS INTERSECTION WITH THE EAST TIFFANY DRIVE AND SOUTH PLACE RIGHTS-OF-WAY; THENCE IN A NORTHEASTERLY DIRECTION FOR 213 FEET ALONG THE SOUTH SIDE OF THE SOUTH PLACE RIGHT-OF-WAY; THENCE IN A SOUTHEASTERLY DIRECTION ALONG A LINE PARALLEL WITH AND 120 FEET SOUTHWEST OF THE BOARDMAN AVENUE RIGHT-OF-WAY TO ITS INTERSECTION WITH THE JEFFERY AVENUE RIGHT-OF-WAY; THENCE CONTINUING IN A SOUTHEASTERLY DIRECTION TO THE NORTHEAST CORNER OF LOT 1 OF THE PLAT OF BRYN MAWR; THENCE SOUTHEASTERLY ALONG THE NORTH LINE OF SAID LOT 1, A DISTANCE OF 158.86 FEET TO THE INTERSECTION WITH THE WEST BOUNDARY OF THE PROPERTY LOCATED AT 1521 45TH STREET; THENCE NORTHERLY AND EASTERLY ALONG SAID BOUNDARY TO ITS NORTHEAST CORNER; THENCE NORTHERLY ALONG THE EAST LINE OF THE PLAT OF BRYN MAWR AND ITS NORTHERLY EXTENSION, CROSSING OVER THE SOUTH FLORIDA RAIL CORRIDOR TO ITS INTERSECTION WITH THE NORTHERN BOUNDARY OF THE SOUTH FLORIDA RAIL CORRIDOR; THENCE NORTHWEST ALONG THE NORTHERN BOUNDARY OF THE SOUTH FLORIDA RAIL CORRIDOR FOR 1,166 FEET, MORE OR LESS, TO THE SOUTHEAST CORNER OF THE PROPERTY LOCATED AT 5455 DEXTER WAY; THENCE NORTHEASTERLY AND EASTERLY, ALONG SAID BOUNDARY TO THE WEST RIGHT-OF-WAY OF DEXTER WAY; THENCE NORTHERLY ALONG THE DEXTER WAY RIGHT-OF-WAY TO ITS INTERSECTION WITH A POINT ON THE NORTH LINE OF SAID SECTION 5, 637.73 FEET EAST OF THE NORTHWEST CORNER OF SAID SECTION 5; THENCE EASTERLY AND ALONG THE NORTH LINE OF SAID SECTION 5 TO THE NORTHEAST CORNER OF SAID SECTION 5; THENCE SOUTHERLY AND ALONG THE EAST LINE OF SAID SECTION 5 TO THE POINT OF BEGINNING.
