PLEASE TAKE NOTICE that an application has been filed by 183 Bayview SPE JCP001 LLC (the “Applicant”) with the Jersey City Planning Board for Minor Subdivision approval, together with any other variance(s), waiver(s), exception(s), or other relief the Planning Board may deem necessary or required in connection with this application, for property located at 183 and 193 Bayview Avenue, Jersey City, New Jersey, also known as Block 24001, Lots 1 and 2, as shown on the Official Tax Map of the City of Jersey City (the “Property”). The Property is located within the Jackson Hill Redevelopment Plan Area, in the Historic Neighborhood Mixed Use (2) Subdistrict, as indicated on the zoning chart and zoning map included in the submitted plans. The application proposes a Minor Subdivision to subdivide portions of Lots 1 and 2 and to realign a portion of Lot 2 in order to incorporate part of an existing building that currently encroaches onto Lot 1, as more fully described in the General Development Application and submitted plans. As a result of the proposed lot realignment, the Applicant seeks a c variance pursuant to N.J.S.A. 40:55D-70(c) due to the resulting reduction in the size of Lot 1, together with any other variance(s), waiver(s), exception(s), or other relief the Planning Board may deem necessary or required in connection with this application.
