NOTICE OF HEARING PURSUANT TO N.J.S.A. 40:55D-12 FOR THE PROPERTY LOCATED AT 364 SIXTH STREET ALSO IDENTIFIED AS BLOCK 9803, LOT 8 PLEASE TAKE NOTICE that an application has been filed by 362-364 Sixth Street LLC (the “Applicant) to extend the land use approvals obtained under Case No. P21-035 (the “Approval”) for the period of one (1) year pursuant to N.J.S.A. 40:55D-52(a) and Section 345-24(E)(1) of the Jersey City Land Development Ordinance. The Approval was granted in relation to 364 Sixth Street also identified as Block 9803, Lot 8 (the “Property”) on the Official Tax Map of the City of Jersey City, which is located within the Midrise Transition Zone of the Enos Jones Redevelopment Plan Area. The Approval, in summary, was to develop the Property with a seven (7) story residential building with seventeen (17) residential units and seven (7) parking spaces in a ground floor parking garage. Deviations were granted related to lot coverage, drive aisle width and planter box/bollard requirements (the “Approval”). The Approval was obtained for the above-referenced property on November 29, 2022 and memorialized by way of resolution on December 13, 2022. Effectively, the statutory protection afforded to the Approval will expire on December 13, 2024. The Applicant applied for and received a one (1) year extension of the Approval under Case P2024-0114 which extended the statutory protections from December 13, 2024, to December 13, 2025. The applicant now requests an additional one (1) year extension of the Approval to develop the property in accordance with the Final Site Plan with deviations as submitted and approved by the Jersey City Planning Board. The extensions of the Approval and the corresponding protections can be requested of the Jersey City Planning Board pursuant to N.J.S.A. 40:55D-52(a) and Section 345-24(E)(1) of the Jersey City Land Development Ordinance. If the extension is granted, the Approval would receive statutory protection until December 13, 2026. Any person or persons affected by this application may have an opportunity to be heard at the hearing of February 24, 2026 at 5:30 P.M. in the Board Room of the Holloway Building, located at 4 Jackson Square (aka 39 Kearney Avenue), Jersey City, NJ 07305, or at any date and time to which the Board may adjourn, at which time you may appear either in person, by agent or attorney and present comments which you may have regarding this application.
