NOTICE OF HEARING- CASE NO: Z2026-0015 Please be advised that an application for Z2026-0015 Appeal of Zoning Officer determination ZDL-2025-001402 and any other variance(s) the Board may deem as required, has been filed with the Jersey City Zoning Board of Adjustment as case Z2026-0015 for property located at 615 Jersey Avenue Jersey City, NJ 07032 and according to the Jersey City Tax Map, also known as: Block(s) 11212 Lot(s) 22. The purpose of this application is to: Appeal ZDL-2025-001402 issued on December 19, 2025: 1. The Hive business's preparation of beverages and/or food on-site falls within Cafe-Restaurant, Category Two zoning use designation versus retail sales zoning use designation. 2. The Hive business operations require either a d(3) conditional use variance for a cafe-restaurant, category two or a d (1) use variance for a restaurant-category two or three. 3. Category Two and Three are not permitted principal or conditional used in the Harismus Cove Historic District. Zoning as retail was done in error.
