NOTICE OF PUBLIC HEARING Zoning Board of Adjustment Paterson, New Jersey Please Take Notice: An application has been made by: 783 Universal Realty, LLC For: Use Variance, “D” Variance Approval, Site Plan Approval and All Bulk Variances required by Law. So as to permit: The applicant proposes to convert an existing 2-Story Commercial Building into an accessary building to support the proposed new 3-Story Residential Building facing Market Street. The 3-Story 9-unit residential building will be on the same lot. The proposal for the 9-unit building (Bldg. A) proposes 2 studio units, 2 1-bedroom units and 5 2-bedroom units. The first floor or ground floor proposes an area for refuse and recycling in garbage pales, the main entrance with a lobby and mail room, a bike rack, a mechanics room and 1 staircase and 1 2-Bedroom unit. The 2nd floor proposes 1 studio unit, 1 – 1-bedroom unit and 2 - 2-bedroom units. The 3rd floor proposes 1 studio unit, 1 – 1-bedroom unit and 2 – 2-bedroom units. A total of 11 variances are required, with 3 being “D” variances.
