An application has been made by: AA REALTY MANAGEMENT, LLC
 
For: “D” Variance, Bulk Variance, Site Plan Approval and All Bulk Variances required by Law.
 
So as to permit: The applicant proposes to add 2 floors to a commercial building that is pre-existing but expanding. The 2-floor addition proposes 3 Two-bedroom units per floor, both proposals in the R-2 Zone are not allowed, so a Use variance is required for both uses. Both proposals shall each independently satisfy all bulk requirements associated with the proposed use as per Paterson code. The following variances for multi-family use are subsumed if the application is approved: 1. Use. 2. Min Front Setback (E 32nd St.) 20' Ft. is required -6.86' ft. is proposed. 3. Min Side Setback (one) 4' Ft. is required — 0' Ft. is proposed. Min Rear Setback 25' Ft. is required — 19.97' Ft. is proposed. 5. Max Lot Coverage 40% allowed 51.5% is proposed. 6. Open Space required 1,500 SF 0 SF is proposed. 7. Parking requirement for residents are 12 spaces — 0 spaces proposed. 8. No front yard parking allowed front yard parking proposed. The variances subsumed for the commercial uses under B-l Zone requirements are as follows if approved: 1 Use. 2. Max Lot Coverage allowed is 50% 51 – 51.5% is proposed. 3. Parking 37 spaces are required - 9 spaces are proposed. 4. Min Rear Setback is 20' Ft. - 3.14' Ft. is proposed and preexisting. The combined application requires 11 variances with 2 being "D" variances.

When this matter is called, you may appear either in person, by agent, or attorney, and present any objections you may have to the granting of this application.
