NOTICE OF PUBLIC HEARING Planning Board Paterson, New Jersey Please Take Notice: An application has been made by: 136 East 26th LLC For: Minor Subdivision Approval and Bulk Variances So as to permit: The applicant proposes to subdivide the existing 7,500 square foot parcel into two lots. The existing four-family dwelling is to remain, however it is proposed to be subdivided into 2 two-family dwellings on each lot. Proposed lot 21.01 is to contain an existing/proposed two-family dwelling on a proposed 3,734 square foot lot. Proposed lot 21.02 is to contain an existing/proposed two-family dwelling on a proposed 3,766 square foot lot. This proposal is located within the R-2 Low-Medium Density Residential District. Proposed lot 21.01 request variances for lot area; 5,000 square feet is required and 3,734 square feet is proposed. Lot width, as 50 feet of lot width is required and proposed lot 21.01 proposes 37.34 feet of lot width and lot 21.02 proposes 37.66 feet of lot width, whereas 50 feet of lot width is required. Both proposed lots 21.02 and 21.01 require side-yard setbacks of four feet each and each lot proposes a zero foot side-yard setback. A non-conforming condition shall continue to exist for front-yard setback, as a front-yard setback of 20 is required and proposed lot 21.02 has a front-yard setback existing at 16.11 feet from the front-property line and proposed lot 21.01 has an existing setback of 16.34 feet from the front property line, whereas a setback of 20 feet is required.
