NOTICE OF PUBLIC HEARING
PLEASE TAKE NOTICE THAT there will be a Public Hearing before the Zoning Board of Appeals of the Town of Chester on Tuesday, May 26, 2026 at 7:00 p.m. at the Town of Chester Municipal Center, 6307 State Route 9, to consider the following application(s):
#AV2026-06: Christopher J. Smith and Sharon M. Smith Irrevocable Trust are requesting an 8-foot, 11 ¼-inch right side yard setback variance and a 38-foot, 5 ½-inch shoreline setback variance, pursuant to Section 4.03 and 7.01(B)(4) of the Town of Chester Zoning Local Law, in order to construct a 16-foot by 31-foot rear two-story addition to an existing one-story single-family dwelling (1-foot overhangs) with a new ridge height of 29-foot 1-inch and an 8-foot by 42-foot partially covered side deck. The property is located at 581 Atateka Drive, identified by Tax Map Parcel #: 120.19-1-9, in Zoning District Moderate Intensity.
#AV2026-07: Jill L. Brady and Robert O. Brady are requesting a 30-foot right side yard setback variance, pursuant to Section 4.03 of the Town of Chester Zoning Local Law, in order to construct a 30-foot by 20-foot fully enclosed metal car port to be used for personal storage only. The property is located at Atateka Drive, identified by Tax Map Parcel #: 152.-1-63, in Zoning District Rural Use.
#AV2026-08: Charles H. Hayes is requesting a 57-foot front yard setback variance and a 31-foot front yard setback variance, pursuant to Section 4.03 of the Town of Chester Zoning Local Law, in order to construct a 30-foot 2-inch by 20-foot one-bedroom single-family dwelling with a 6-foot by 16-foot covered porch and 10-foot by 18-foot deck (SFD will have 1-foot overhangs). The property is located at 3156 Schroon River Road, identified by Tax Map Parcel #: 87.16-1-7, in Zoning District Rural Use.
#AV2026-09: G&B Rental Properties, LLC is requesting a 77-foot 6-inch front yard setback variance and an 8-foot left side yard setback variance, pursuant to Section 4.03 of the Town of Chester Zoning Local Law, in order to construct a 38-foot by 10-foot deck with a 20-foot by 4-foot handicap ramp to the front of the existing restaurant (“The Loon”). The property is located at 5064 State Route 8, identified by Tax Map Parcel #: 85.16-1-11, in Zoning District Rural Use.
