2. 84 Scotts Landing Road, LLC (app# 2600030) 84 Scotts Landing Road. North Sea. SCTM# 900-43-1-23. Applicant requests relief from the following provisions of the Town Code: 1. For a proposed one-family dwelling on a nonconforming lot: §330-84D, Pyramid Height, for a total sky-plane encroachment of 1,787 cubic feet (764 cu ft (to the North) + 1,023 cu ft to the South); 2. For a proposed detached garage: (i) §330-6, General Regulations, that references §330-11, Residence Districts Table of Dimensional Regulations for an accessory side yard setback from 10' to 2.6', (ii) §330-5, Definitions - Lot Line, Front (Subsection B(3), for an accessory rear yard setback from 20' to 11', and (iii) §330-84D for a South sky-plane encroachment of 1,272 cubic feet and any other relief necessary.
3. 1309 Noyack, LLC (app# 2600039) 2 Bayview Drive. North Sea.
SCTM# 900-42-3-5. Applicant requests relief from Town Code §330-11 (Residence Districts Table of Dimensional Regulations) for an accessory distance from front lot line setback of 66 feet where 70 feet is required to legalize an in-ground swimming pool constructed without the benefit of a building permit and any other relief necessary.
4. Grzegorz Sierocki (app# 2600017) 510 Maple Avenue South. Flanders.
SCTM# 900-167-3-7.4. Applicant request relief from the following provisions of the Town Code for a proposed accessory apartment within a detached garage: 1. §330-11.2F, Special Standards: (i) for a principal front yard setback of 35.9' from the North property line (Holly Place) where 42' is required (70% of the required 60') and (ii) an accessory distance from front lot line setback of 46.6' from the North property line (Holly Place) where 49' is required (70% of the required 70'); and 2. §330-11.2G to allow the total floor area (habitable living space) of the accessory apartment to be 66% where a maximum of 35% is permitted. In addition, applicant request relief from Town Code §330-11, Residence Districts Table of Dimensional Regulations) for an accessory distance from front lot line setback of 59' from the North property line (Holly Place) where 70' is required and Town Code §330-67A)(4)(a), Protection of Natural Vegetation, to allow 57.2% clearing where a maximum of 50% is allowed and any other relief necessary.

5. Luis A. Idrovo Urgiles. (app# 2600045) 12 Ocean Avenue. Hampton Bays. SCTM# 900-260-2-19.1. On June 5, 2025, by decision number D025069, this Board granted variances for a proposed pool and a proposed cabana. By letter dated April 19, 2026, August Henry Muff, R.A., architect for the owner, is requesting that said decision be amended solely to permit a pyramid encroachment of 291.15 cubic feet where 242 cubic feet was originally granted for the proposed cabana.
Pursuant to Local Law No. 14 of 2022, the public will have an opportunity to see and hear the meeting live, both in-person as well as via videoconferencing, and to provide comments in either format, with a transcript provided upon request.
IN THE EVENT OF A CANCELLATION OR A CONTINUATION OF THIS HEARING, ALL APPLICATIONS NOT HEARD WILL, WITHOUT FURTHER NOTICE, BE HEARD COMMENCING THURSDAY, JULY 2, 2026 AT 6:00 P.M., IN-PERSON AND VIA VIDEOCONFERENCE.
