NOTICE OF A PUBLIC HEARINGCITY OF SOUTH LAKE TAHOE CITY COUNCIL
NOTICE IS HEREBY GIVEN that in accordance with Sections 65090, 65091, and 65854 (Planning and Zoning Law) of the Government Code: the City of South Lake Tahoe City Council will conduct a public hearing on March 10, 2026 at 9:00 a.m., or as soon thereafter as possible, in the City Council Chambers, 1901 Lisa Maloff Way, South Lake Tahoe Airport, to consider the following:
First Reading of Vacation Home Rental (VHR) Ordinance Amendment, City Code Article V of Chapter 3.50, and finding that the Ordinance Amendment is exempt from the California Environmental Quality Act (CEQA) under CEQA Guidelines section 15061(b)(3) because it can be seen with certainty that there is no possibility that the Ordinance Amendments may have a significant effect on the environment and section 15308 because it is amending a regulatory process to protect the environment.
Summary: City Council will consider holding a first reading (by title only) of this ordinance to make the following amendments to the VHR provisions in the South Lake Tahoe City Code:
150-foot buffer is replaced with a cap of no more than 900 VHR permits in residential areas; a minimum age of 25 is established to rent a VHR; attached condominiums are allowed to get VHR permits unless the applicable homeowners association rules prohibit VHRs; requires advertising platforms to include “family friendly” language for VHRs in residential areas; appeals of permit denials go to an independent hearing officer instead of the Planning Commission ; commercial and recreational areas are regulated with rules applicable to the Tourist Core Area Plan; and room night reporting is required.
If a first reading is held, second reading and adoption would be on the agenda for the City Council meeting of March 24, 2026. The proposed ordinance does not amend or change any zoning designation within the city.
Any interested person may appear at the public hearing and present written testimony or speak in favor or against the project proposal. Pursuant to Government Code Section 65009(b)(2), if you challenge the above application in court, you may be limited to raising only those issues, you, or someone else, raised at the public hearing described in this notice, or in written correspondence delivered to the South Lake Tahoe City Council at, or prior to, the public hearing.
