DATE AND TIME: Wednesday, May 27, 2026, at 6:00 p.m. PROJECT CASE NUMBER: MOD26 002/MEC26-001 APPLICANT: Oliver and Shelli Pelly PROJECT ADDRESS: 146 S. Granados Avenue, Solana Beach, CA 92075 APN: 298-083-90 PROJECT DESCRIPTION: The Applicant is requesting a Modification (MOD26-002) to the original conditions of approval for the development at 146 S. Granados Avenue as adopted by Resolution 2003-070 which had specific conditions of approval restricting the above ground height for fences and walls. In addition, the Applicant is requesting a Minor Exception (MEC26-001) for an additional two (2) feet of fence height which is permissible, subject to the required findings, with the approval of a MEC, “where the topography of sloping sites or a difference in grade between adjoining sites warrants such increase in height to maintain a level of privacy, or to maintain effective screening,” per SMBMC 17.68.030.C.1. The Applicant is proposing to reconstruct the fence along the southern property line. The height of the fence would vary depending on the location along the southern property line, the maximum height would be 10 feet. The property is located within the Low Medium Residential (LMR) Zone and the Scaled Residential Overlay Zone (SROZ). ENVIRONMENTAL STATUS: The project is exempt from the California Environmental Quality Act (CEQA) pursuant to Section 15303 of the Sate CEQA Guidelines.
